Roof recoat vs re-roof in NZ

Recoating a standard NZ roof costs about $3,000–$8,000, or $25–$45/m² 1. Re-roofing a typical 3-bedroom home is $18,000–$30,000 incl. GST 2. Faded paint or a bit of surface rust? A recoat's fine. Holes rusted through, fixings shot, leaks that keep coming back? Painting won't fix that. Replace it.

A recoat costs a fraction of a new roof, but only if the roof underneath is still sound. I wouldn't bother recoating a tired Decramastic roof that's shedding chip.

When is a roof too far gone to paint?

When rust has holed the sheets, the fixings are badly corroded, bits are sagging or the leaks won't stop. Then it needs replacing, not painting 1.
