A lifespan isn't a promise. The same product lasts longer inland and looked after than it does on the beachfront 1.
How long does each roof material last in NZ?
What the published guidance says:
| Material | Life / maintenance | Source |
|---|---|---|
| Clay or concrete tile | 50–60 years before replacement | [[branz_tile]] |
| Tiles (maintenance) | Repoint every 20–25 years; paint every 25–30 years | [[sr248]] |
| Pre-painted steel or metal tile | Repaint every 7–10 years after the initial period | [[sr248]] |
| Any roofing (Code minimum) | 15 years with maintenance (NZBC B2) | [[nzs_b2]] |
| Original 1970s metal roofs | May be nearing end of life, especially coastal | [[branz_70s]] |
Does living near the sea shorten roof life?
Yes, for metal roofs. Manufacturers grade sites from Mild to Extremely Severe by how much salt they get, and the harsher ones need higher-spec products and more washing 1.
