What's different about re-roofing in Petone?
Petone was settled in January 1840, which makes it the oldest European settlement in the Wellington Region 1. It's flat land between the Hutt River, the western hills and the harbour, and the 1855 Wairarapa quake lifted the foreshore 1. Plenty of old cottages and villas are still here, often with their original corrugate. Streets near the foreshore are within 500 m of the harbour, which is NZS 3604 Zone D for corrosion 2. The flat streets make scaffold and trucks easy, and that can keep the price down.
What that means for your roof
Asbestos check first
Petone is one of the oldest settled spots in the region, so most homes here were built before 2000. WorkSafe says a home built before 2000 may contain asbestos materials 3. Some older decramastic tiles and asbestos-cement roofing can have it 4, and anything over 10 m² has to come off with a licensed removalist 5. Get it tested before anyone starts stripping. It's cheap next to a surprise halfway through the job. See asbestos roof replacement.
Coastal exposure
Living near the harbour or inlet changes the coating you want. COLORSTEEL®'s Mild category usually starts more than 1 km from calm saltwater 6. Streets closer in may need a tougher product, and plain ZINCALUME® isn't recommended in Severe or worse 7.
Wind
Flatter, sheltered streets often sit in lower wind zones. But the zone's set site by site 8 and it still decides the fixings 9. Ask each roofer what zone they've priced for.
Consent
If your roof's more than 15 years old and you're swapping it for something comparable, you generally won't need building consent 10. Going from tile to profiled metal in the same spot is one of MBIE's own examples of exempt work 11.
Roof replacement cost in Petone
Going by published 2026 NZ guides, a 3-bedroom re-roof runs about $18,000–$30,000 and a 4-bedroom about $25,000–$42,000 incl. GST 12. Access, pitch, scaffold and taking the old roof away are what shift it 13. Try the estimator.
